Nexspace breaks ground on a second Graz data center

Nexspace broke ground this week on its second Graz data center, a four-story, 3,000 sqm building adding roughly 600 sqm of IT space and 2.2MW of capacity, and reportedly due online around September 2027—without a named anchor tenant.

The project extends the regional-edge strategy Nexspace has run since its 2023 launch under InfraRed Capital Partners. It entered Graz in 2024 by acquiring the Alte Poststraße facility COOLtec built and operates for Magenta Telekom—1,120 sqm, space for 380 racks, and 3.6MW of capacity running since 2022. Nexspace's first facility, a 2MW Heidelberg data center, launched in late 2023, and the company is also pursuing a development at Stuttgart's Sternhöhe campus.

CEO Christian Zipp framed the work in AI-cycle terms on LinkedIn: "We are not simply building additional data center space." The goal, as he described it, is infrastructure for an economy where data, AI, and powerful IT determine how companies work, research, and grow.

The announcement names no customer, and no anchor tenant or pre-commitment shows up in the coverage. For a 2.2MW edge building in a regional market, that absence matters: hyperscaler-anchored assets price as infrastructure, while everything else must prove contracted cash flow. A regional edge facility without a disclosed anchor sits on the merchant side of that divide. September 2027 is the marker to watch—the capacity will need a committed user by then, or it joins the merchant queue.
