CapitaLand Investment Limited has unveiled CapitaLand Data Centre Chennai 01, a 53MW gross-power data center in the Ambattur area west of Chennai, with completion targeted for the end of 2026.
The project is the first data center development in Tamil Nadu for CapitaLand India Trust, CLI's listed fund platform, and is jointly held by CLINT and CapitaLand India Data Centre Fund.
The facility will offer 34MW of IT power capacity across 13 data halls, 19MW below the gross figure.
Gauri Shankar Nagabhushanam, CLINT's chief executive, put the total planned investment at approximately INR 1,940 crore.
He said the development reflects CLINT's conviction in the long-term growth of India's data center sector and is designed to meet the requirements of hyperscale and enterprise customers.
The Ambattur plan, first announced in 2022
CapitaLand's Ambattur plans date to a 2021 memorandum of understanding with the Tamil Nadu government. The company announced plans for a 55MW facility in the area in 2022 and originally set the launch for 2025; the target is now the end of 2026.
The coverage does not say whether the earlier 55MW figure was gross or IT capacity, which suggests the two figures may not measure the same thing.
CLINT's first data center development, in Navi Mumbai, was completed in 2025 at 108MW and has been fully leased to a leading global hyperscaler.
Chennai 01 is smaller: 53MW gross against Navi Mumbai's 108MW, though the coverage does not say whether the Navi Mumbai figure is gross or IT capacity.
CLI's Tamil Nadu footprint extends beyond data centers. The company established the International Tech Park Chennai in Taramani in 2004, which it describes as the city's first private IT business park, and holds business parks, industrial and logistics facilities and lodgings across the state.
Quaiser Parvez, chief executive for India at CLI, said combining the firm's local investment, development and operational capabilities with its listed and private fund platforms leaves it well positioned to support Tamil Nadu's growth as a technology, manufacturing and digital economy hub.
