A 12MW lease turns a Bangkok shell into infrastructure

The first phase of Evolution's TH01 is sold to an unnamed hyperscaler before it powers on; the 200MW TH02 still waits for the same proof.

Before a single megawatt is energised, a 12MW lease has already pushed Evolution Data Centres' first Thai facility onto the infrastructure side of the market. Evolution has signed an unnamed tier 1 global hyperscaler to a multi-year contract for the first phase of TH01 in Bangkok's Bang Na district, Data Center Dynamics reported. Across a 20,470-square-metre site—roughly 220,000 square feet—that 12MW phase is due online in Q4 2026, with the facility's 40MW AI-oriented second phase following in Q2 2027.

The project arrives about two years later than planned: Evolution announced the Bangkok site in June 2023 alongside Central Pattana PCL, a Thai listed property developer, and originally targeted a 2024 launch. Published coverage does not explain the slip, but for a private infrastructure investor the schedule gap is part of the asset's risk profile from day one.

Evolution, founded in 2021 and headquartered in Singapore, had Warburg Pincus backing in 2022 before Zero Two, a division of Abu Dhabi's sovereign wealth fund, also invested. The mix of a private equity sponsor and a sovereign arm gives the four-year-old developer a deeper balance sheet than most peers—a prerequisite for a strategy that pays for one block at a time. Darren Webb, chief executive, said on LinkedIn that he was "looking forward to working with our new customer and delivering our future ambitious plans."

A 12MW anchor and a 200MW wait

That the tenant is unnamed and the capacity is a modest 12MW is the deal's most informative detail. A hyperscaler committing for multiple years can usually choose any size, so taking only the first phase suggests the hyperscaler is staging its entry into Bangkok. Evolution's website describes the phase as sold, and sold is the word a lender can file.

The distinction matters more for capital than for capacity: the data-center market divides between hyperscaler-anchored assets, which attract infrastructure pricing, and merchant builds, which are self-underwritten until a committed payer appears. TH01's first phase now sits on the anchored side, while the 40MW second phase, described in the announcement as tailored for AI workloads, has not been identified as pre-sold—and neither has TH02, Evolution's listed 200MW project in Mueang Samut Prakan.

The sequence is the strategy for a developer of Evolution's age: sell one phase to a credit tenant, use the contracted lease to support construction financing, and hold the next phase until its own contract is ready. The announcement does not say how Evolution is financing the Bangkok build, but the ordering itself declares that capacity will follow demand.

TH02 is the next test: a 200MW facility on a 96,800-square-metre site in Mueang Samut Prakan that Evolution's website lists with a Q2 2027 live date but no tenant attached. At that scale it cannot be self-underwritten by the same balance sheet that did the 12MW phase; it will need either a hyperscaler anchor of its own or a financing structure no one has yet proven in this market. Until one appears, TH02 is a land position, not an asset.

The rest of Evolution's Southeast Asian pipeline makes the Bangkok deal the reference case: a 69MW project in the Philippines is due live in 2027, and in Vietnam the company plans 52MW in Ho Chi Minh City for 2027 while already running 4.75MW live in Hanoi. None of those projects has a reported hyperscaler anchor, which leaves TH01 as the only project in the portfolio with a public contract and the only one currently priced as infrastructure.

A developer that sells a phase before energization earns the right to build the next one; a developer that builds 200MW on the expectation of a future lease is back in the merchant world. Evolution has shown it understands the difference—a TH02 pre-sale before construction would turn its 12MW contract into a credential for gigawatt-scale work in Southeast Asia.
