GreenSquare opens SYD1 phase one with Sharon AI as anchor tenant

The eight-month retrofit reused a 1995 IBM data center; a planned 80MW addition would take the Sydney campus to 110MW.

GreenSquare said this week that the first phase of its SYD1 data center campus in Western Sydney is operational, with Australian AI cloud provider Sharon AI as anchor tenant.

Sharon AI is deploying approximately 8,200 Nvidia Blackwell Ultra GPUs at the facility. The Nasdaq-listed company takes capacity from Equinix in Sydney and NextDC in Melbourne and is partnering with CDC. It says it has 212MW online or in development, with some 64,000 Nvidia GPUs due to be deployed by mid-2027.

The phase reuses an IBM data center that opened at 3 Brookhollow Avenue in 1995. GreenSquare delivered it in eight months after main construction began in February 2026, working with Erilyan and Fredon. It kept the existing slab and moved the data halls to the ground floor so higher-density compute needed no structural reinforcement; GreenSquare says that lifted IT capacity within the original building footprint by 275%. The original cooling towers were replaced with a closed-loop system that runs without evaporative cooling for about 96% of the year, and rainwater harvesting is expected to offset roughly 10% of annual cooling water demand.

GreenSquare plans a further 80MW development on the campus, which it says would take the site to 110MW. Those figures imply roughly 30MW in the phase now live, though the announcement does not break out current capacity. It also does not give the cost of the retrofit or of the expansion.

GreenSquareDC launched in October 2022 and was acquired by Partners Group in March 2025. The Sydney phase reaches service with a customer already named; this publication noted in September that New Era's phase one still had none.

Its $365m of SPV debt came at 9.95%, as this publication reported, against 6.78% on Lambda's $1bn facility, a 317 basis point gap between two GPU-backed borrowers. GreenSquare's announcement gives no start or delivery date for the 80MW addition.
