Latos files plans for Newton Heath edge data center
The developer's 40-node 'neural Edge' network faces its first planning test in Manchester.
Data Center Dynamics reports that Latos Data Centres has filed a planning application with Manchester City Council for a pair of edge data center buildings on a vacant brownfield site in Newton Heath. The land, off Bower Street next to the Lowry Park industrial estate, would hold 28,000 sq ft. The scheme is part of a planned 'neural Edge' network of 40 sites. Latos says the network would put ultra-low-latency AI services within 50 miles of every location in Britain. The company has not disclosed the targeted IT capacity.
Latos wants the site in service by 2030, a timetable that concedes the planning risk built into the project. Andrew Collin, the firm's managing director, calls Manchester a leading digital city and promises a sustainable, safety-focused build that will make the developer a responsible neighbor.
The company is young, quietly founded in 2021. It surfaced in 2022 through an ISP Review report on its Ofcom Code Powers request for a fiber network. In 2024 it broke cover with plans for a Cardiff campus. That plan was for 90MW. Last year it won permission for a £100 million data center near Middlesbrough.
The scheme is a bet on distribution. Latos plans 40 nodes. The company promises one within 50 miles of every location in Britain. The logic depends on AI inference workloads decentralizing toward users, and on a place like Newton Heath becoming part of a national computing fabric. It is a harder capital story than a Cardiff megaproject. As this publication has argued, the capital market for digital infrastructure now separates hyperscaler-anchored assets, which command infrastructure pricing, from everything else, which fights for capital. Latos has not presented an anchor tenant or pre-lease, and the report does not say how the network will be bankrolled. The Manchester filing tests whether the latency pitch can win a planning approval on its own. The real test will come when Latos has to fund 39 more nodes.
