Colliers is marketing a 31,960 sq ft Austin data center fully leased to Lumen and LightEdge, with no asking price disclosed, Data Center Dynamics reported on October 15.

The single-story facility at 2916 Montopolis Drive, known as Semicon III, generates $508,000 in annual rent under triple net leases running to 2030 and 2031, with annual escalations built in. LightEdge leases 16,480 sq ft and has occupied the building 26 years; Lumen leases 15,480 sq ft across 23 years and runs the site as its Austin 3 data center.

Built in 1997 on a 2.8-acre site, the property carries 3.2MW of available power. The contracted rent works out to about $15.90 per sq ft of annual rent, or roughly $159,000 per megawatt per year.

LightEdge operates the site as its Austin 1 facility and took over both of its Austin data centers in 2019 by acquiring OnRamp, the Austin colocation company that launched Montopolis Drive in 2003. LightEdge, founded in 1996 and based in Des Moines, was acquired by GI Partners from the Anschutz Corporation in September 2021 and operates more than a dozen data centers across seven states.
