Anthropic's $45bn Nscale lease prices the IPO backlog
A reported six-year, 460MW deal would put a named tenant behind Nscale's $51 billion contracted-revenue backlog before the neocloud's September listing.
Bloomberg reports that Anthropic has signed a six-year, $45 billion AI cloud capacity agreement with Nscale covering 460MW at the neocloud's Monarch Compute Campus in West Virginia, with the contract tied to Nvidia Vera Rubin chips expected online late next year. The report, relayed by Data Center Dynamics, notes the outlet contacted Nscale for confirmation and got no quoted response, a silence that lands at a delicate moment: the company is preparing a US IPO, with PWD's tracking showing a September listing led by Goldman Sachs and JPMorgan behind a $51 billion contracted-revenue backlog whose contract detail remains the open question.
The campus itself was acquired in March 2026, 2,250 acres with room for up to 8GW and a first 2GW phase due online in the first half of 2028, powered by Caterpillar G3500 fast-response natural gas generator sets chosen as much for grid constraints as for chips. Microsoft has already signed for 1.35GW at the same campus on Nvidia Vera Rubin NVL72 hardware, and together with the reported Anthropic lease the committed anchor load reaches 1.81GW, most of the planned first phase before a single rack is energized.
The underwriting document
Anthropic's reported lease reads like a continuation of commitments at a scale that makes the $45 billion legible. The lab has reportedly signed more than a dozen letters of intent for US data center leases, committed to renting more than 10GW of servers from cloud providers, and signed a $200bn agreement with Google, which is now reportedly providing a financial guarantee for its lease payments in an arrangement similar to the one Google runs with Fluidstack. Earlier capacity deals with Akamai, AWS — including a large Trainium deployment — and CoreWeave, plus a $50bn Fluidstack partnership, fill out the portfolio.
For Nscale, the reported lease is a concrete backlog line and a simpler IPO pitch: public investors are being asked to price a campus whose first 2GW phase would carry 1.81GW of committed anchor load, not to take a view on floating GPU rates. Lambda's $3bn round, which left its contracted backlog unwritten, is the counterexample.
Caterpillar's fast-response gas gensets deserve equal billing because they are the reason the campus can promise capacity in a world where interconnection constraints decide what gets built; they turn power access into deal currency, and the Anthropic contract prices that access over six years. Recent coverage has argued a grid slot is worth more than the hardware behind it, and a reported lease of this size is that argument with an invoice attached.
The September S-1 will show whether a signed Anthropic lease converts Nscale's $51bn backlog from a spreadsheet into a contract the company can execute on, not merely underwrite. For now, the reported deal makes plain that hyperscaler offtake, not GPU supply, is the scarce asset in AI infrastructure.
