Switch's grid play turns a race track into a 270MW hedge
A three-building Pittsburgh campus pairs 270MW of backup generation with the 345kV lines already on the property.
Switch has filed with Big Beaver Borough for 'Big Beaver Data Center/Switch Pit 01-03,' a three-building campus on the former Pitt International Race Complex site, each building at 201,690 sq ft and the whole project paired with 270MW of backup generation. The real prize is the 345kV transmission line already crossing the property, and the Post-Gazette first reported the filing, with Data Center Dynamics carrying the details.
The filing adds substance to a project Switch first outlined in May, when it announced plans for a 382-acre campus in Big Beaver; the new documents describe a First Energy switching station tied into existing 345kV lines already on the property, with the first building targeted for January 2028 and all three live by January 2030. Big Beaver sits roughly 40 miles northwest of Pittsburgh, near the Ohio border.
The land became available because the track closed: the 2.779-mile BeaveRun Motorsports Complex opened in 2002 and hosted car, motorcycle, and karting events before Jim and Kathy Stout acquired it in 2011 and renamed it the Pitt International Race Complex, and in October 2025 the Stouts announced the track would close. Provident affiliate Wampum I LLC bought the property from BeaveRun Founders Development LLC in April, and Switch has since taken ownership, with the 'Pit' in the project name likely nodding to both the track's pit lane and Pittsburgh.
The 270MW hedge
The 270MW of on-site generators is the biggest number in the filing, but it is a contingency fleet designed for grid failures, while the real anchor is the switching station and those pre-existing 345kV lines. Power has become the binding constraint on what gets built, and the scarce asset in data center development is the right to pull a meaningful amount of electricity off a transmission system that is largely spoken for; backup generation on this scale is how Switch prices that scarcity into the project.
That is the right kind of expensive, because a generator fleet that rarely runs is cheap insurance for a developer selling firm capacity, since a campus that can promise uptime through a grid emergency can charge for that promise. A campus that cannot is just a building full of servers waiting on the grid, and the capital cost of 270MW of backup is meaningful but converts the transmission line from a utility hookup into a revenue attribute.
A private-market test case
Switch knows how to run this playbook: founded in 2000, it operates Prime campuses in Austin, Reno, Las Vegas, Grand Rapids, and Atlanta, and it has been expanding existing sites while developing new ones near its existing footprint. DigitalBridge and IFM Investors took the company private in an $11 billion deal in December 2022, and Aware Super invested $500 million in 2023. The company is reportedly preparing another public offering, and a fully interconnected Pittsburgh campus with a 270MW emergency fleet belongs in that story.
Big Beaver is a template for where data center development is heading: the race track was built for speed on the surface, but modern infrastructure is about speed of a different kind, the speed at which power can be brought to a load. What the filing shows is a developer moving early to control both the land and the electricity, rather than leaving either to chance.
